General information
Keilaranta 1 is located next to the sea in the heart of Keilaniemi and consists of two office buildings in the middle of Keilaniemi. Building A has 10 floors and was built in 2012, and building B has 5 floors and was built in 1999, but renovated in 2007 and 2012.
The Office property has been implemented with sustainable materials and it has been offered a LEED®Platina environmental certificate.
Plenty of size options
Keilaranta 1 has many kind of options for either big, or small companies. There is an office hotel located inside the building and through them you can rent even smaller office spaces. The whole property takes around 500-700 workstations.

Location and arriving to the property
Surrounded by sea, Keilaniemi area is unique, highly respected and well known. The transport connections are excellent as Keilaniemi is located only in 8 km from the city center. It is easy to get there by car, public transport or even bicycle. There are lots of parking spaces and a taxi station close to the property.
The front doors are open from Monday to Friday 8 am- 4pm. Outside of these hours you need an access card and PIN to get into the building.
Driving instructions and public transportation
Keilaniemi is located next to Kehä 1 in the western end. Take the exit ”Kehä I/Lentokenttä/Otaniemi” when coming from the highway.
It is easy to access Keilaranta 1 via public transportation; a lot of busses will take you here and the metro station Keilaniemi is located next to the property.

Parking
Parking for employees
There are 434 parking spaces in the heated parking garage and 45 of them are for electric cars. The two top floors P1 and P2 are reserved for Keilaranta 1 and the lowest floor P3 is reserved for Keilasatama 5.
Driving in and out: Show your access key at the reader at the gate and the door will open. You can also buy a remote access device that you can attach to the windshield in your car. The price is 22€/piece and you can buy if from Sodexo(restaurant) and get the sticker from the reception against the receipt.
Guest parking
There are 21 parking spaces in the front of the building that are assigned for guests. These spaces are only meant for guests visiting the building. Guests have to write their car ́s license plate information on the list located at the reception. If the license plate information is not written up, the parking control attendants have the right to fine the vehicle.

Tenants can make an agreement with the management of the premises for guest parking in the parking garage. Additional information and price inquiries from the premise's manager.
The property is not responsible for any damage happened to cars in the parking spaces.
Electric cars
An electric car charging card can be ordered from the lobby for 10€. Charging costs 0.18€/KWh.
Bicycles
Parking racks are reserved for bicycles near the main door and in the parking garage. Bicyclists can also have a remote access card which opens the doors for the garage and park their bicycles in a bike track opposite the car wash.
Motorcycles
Motorcycles have their own spaces in the outdoor yard next to the wall.

Area services
Within a ten-minute drive there are numerous shops and services of Tapiola and two shopping centers: Iso Omena and Sello. The city center is also not far from Keilaranta and can be fast reached by metro.
There are also cultural event centers nearby for example Espoo Cultural Center, Weegee Exhibition Center and Espoo City Theater.

The lobby and reception services are located in the magnificent glass corridor of Building A.
The lobby service is open on weekdays from 08:00 until 16:00.

Regus Management (Finland) Oy is responsible for the reception services of the property. The reception will welcome your guests and handle arriving mail/shipments according to your instructions and guide your guests. Other possible services are available at an additional cost.
Guests
Please remember to inform your guests about the security arrangements and the parking options.
The reception will notify the host, when their guests arrive. The host has to pick up the guests from the lobby and at the end of the visit bring the guest back into the lobby area.
The host is responsible for the guests during their visit.
Visitor cards
Visitors are given visitor cards from reception, which must be kept visible throughout the whole stay. The card must be returned to the reception at the end of the visit.
Leaving the property
If your guests leave the property after 4pm, they must use the side door next to the main doors.
Keys and access control
Keys and their use
You need to have a personal access key to move around in the building. The access key will be coded to the right business premises and common areas (e.g., gym). When opening a door just swipe the access key at the device at the door, and when exiting just press the button.
The access keys are ordered from and managed by reception. When ordering an access key, please e-mail at aula@keilaranta1.fi and provide the following information: name, telephone number and e-mail address of the holder.
You must report to the reception if an access key is lost so the key can be de-activated.
The price of a new access code is 10 €.
If the company needs additional locks for its own premises, these locks must be serialized in such a way that they have the property's general key. For changes to the lock, contact the premises management.
Exterior door access control
The main doors of the building are open on weekdays from 8 am to 4 pm. In the evenings, on weekends and public holidays, the building can be accessed with the access key and PIN. Please note that the entrance to building B is not available.
The doors will trigger an alarm if the door is opened with the lock knob instead of the release button or if a door is kept open for too long (max. 45 seconds). Inform the reception if you need the doors to be open for a longer period. The costs of unnecessary emergency visits will be charged to the company that caused the alarm.
Security
Security is a part of the building ́s security control, which aims to protect people, property and the environment against security threats. The security company Securitas Oy is responsible for guarding the property. The security company is responsible for guarding the common areas of the property. If you want additional security for your own premises, you must make a separate agreement with the security company.
Fault reports
Property users should report property-related bug reports and service requests either by phone or email to the 24-hour HelpDesk.
In the HelpDesk, all notifications are recorded in the property's Tampuru service book.

First-Aid
There is a first aid kit at the reception that contains basic supplies. A defibrillator is also located in the vicinity of the reception, for which the reception staff, the maintenance man and the property manager are trained. Tenants shall equip the premises they rent with the necessary first aid equipment.

Fire safety
Security devices and systems
Keilaranta 1 has a fire alarm system and smoke extraction hatches.
Exits
Exit routes are marked with green lights and exit road signs.
Exit exercises
The property holds exit drills at regular intervals. In addition, it is possible for tenants to arrange their own exit exercises.
Inspections
The fire inspector will make official inspection once a year. In addition, it is recommended that companies carry out their own internal fire inspections on their premises.
Monthly fire-alarm testing
The property manager conducts a fire-alarm testing once a month. The functional test is generally performed on the 15th of each month. The reception will send an e-mail reminder of the operational tests to the company's contact person.
Waste management and sorting
The waste room at Keilaranta 1 is located next to the side entrance of the lobby of building B. The waste bin inside has the following collection bins:
– biowaste
– energywaste
– glass
– hazardous waste (batteries and fluorescent tubes)
– cardboard– mixed waste
– white paper
– newspapers, envelopes and colored paper
– metal
In the courtyard near the entrance of building B you will find an energy fraction and a cardboard press.
Social facilities
Gym, saunas and changing rooms
There is a sea view from the gym and straight passage to the sea short from other facilities as well. Tenants can use the 24/7 gym free of charge which is located in the P1-floor. There are both lockable and rentable lockers.
Lockable lockers
Dressing rooms for women(KO1064) & for men(KO1060)
Lockers are in circular use so that the free cabinet is used for only during the time you spend in the gym. Lockers must not be reserved for continuous personal use and the key must not be taken out of the gym area. The cabinets are inspected at regular basis.
Rental lockers

Rental price is 20€/3 months (minimum and maximum length of rental 3 months).
An additional dressing room for men, where you can rent lockers for a rental price of 12€/3 months. The rental price will be paid to Sodexo and the key to the locker will be given from reception by showing the payment receipt.
Saunas
Saunas, spacious washing and dressing areas are located on the ground floor of the building. Women's sauna is connected to the dressing room KO1064 and the men's sauna is connected to the dressing room KO1060. The saunas are turned on themselves from the control panel on side of the room. The warm-up time is about an hour, after which the stove stays on for two hours.

Lunch restaurant
Sodexo’s lunch restaurant is located on the first floor of the building and it has a cozy summer terrace with a sea view. The restaurant is open on weekdays from 8 am to 2 pm, lunch is served from 11 am to 1 pm.
Catering-services
Sodexo arranges catering for conference rooms as well as for premises rented by companies. Sodexo maintains the property's meeting room reservation system. You can get usernames for the space reservation system from the restaurant's contact person.

Auditorium
The 180-seat auditorium is located on the 1st floor of the property.
Conference and meeting facilities
The meeting rooms are located on the 1st floor of Keilaranta 1. The use of premises is free of charge for the tenants of the property. Reservations must be made through the Varian reservation system.
The property has two sauna and representation rooms, which are located on the 11th floor of building A (Loiste) and on the 5th floor of building B (Ulappa). Premises can be booked for a separate fee, reservations and inquiries from Sodexo: ravintola.keilaranta1@sodexo.com
Advertisements and newsletters
You can make an inquiry about placing the advertisement from the management of the premises.
Illuminated advertisements on the facade
Advertisements subject to a permit, such as advertisements attached to the facade of a building, require a separate permit from the property owner and the building inspectorate. Further information can be obtained from the business premises management.
Photographing
All photographing without permission is prohibited inside the building.
For photographing in the tenants' own premises they must ask a permission from a representative of the tenant and photographing in the public areas of the building they should ask a permission from the management of the premises.
Working during evenings and on weekends
Events in the evenings and on weekends should be reported to reception to avoid unnecessary emergency visits. Exterior doors may be kept open for max. 45 seconds at a time, after which the door will sound an alarm. The costs of unnecessary emergency visits will be charged to the company that caused the alarm. You can also work in the property outside of opening hours with your own access code.
Evening events
When organizing events outside the opening hours of the property, the event must be announced at the reception providing the following information:
- Responsible/contact phone number
- Where the event is held
- Date and duration of the event
- Number of guests/customers (approx.)
The reception will notify the security company so that they are aware of the anomalous situation when handling security and alarms on the property.
Storages
Companies must store all their own goods only in the storage places they have rented. Any other common spaces of the property may not be used, even temporarily, for the storing purposes. On the -1 floor of the property there are storage rooms that can be rented for a separate fee. More information about free storage rooms can be asked from the reception aula@keilaranta1.fi.
Cleaning
The property is responsible for cleaning common areas (lobbies, stairwells, etc.). Our cleaning company is Sodexo, from whom you can ask for more information about cleaning your own premises.
Window washers are distributed to the tenant and the property owner as follows:

- Interior windows, door windows and external and internal surfaces of glass walls inside your rented premises (buildings A and B)
- Exterior windows of rented premises (building B)
Property owner
- Exterior windows of rental premises where the window doesn’t open (building A)
- Exterior windows for common areas (buildings A and B)
- Interior windows other than those limited to the tenants' own premises (buildings A and B)
Smoking
There is a designated area for smoking in the backyard which can be accessed through the corridor between the lobby and the meeting room Mesaani. Smoking is prohibited throughout the building and in front of the main entrance.
Use of fire
Due to the risk of fire, no candles or other open flames should be lit in any room. Burning candles are only allowed with special permission. For more information, ask the business premises management.
Outdoor banquets outside the building may be used at corporate parties or similar events under the following conditions:
- The fire igniter is always responsible for all safety-related, fire monitoring and extinguishing.
- Fire must be placed far enough away from the building and other materials.
- The fires must not cause any damage to the surface materials of the yard.
- Extinguished outdoor fires should be repaired out of the yard area immediately and the environment clean. The work can be ordered from a property management company.
- Both the property management company and the security company must be notified of the event in advance. The fire igniter is responsible for any damage it causes.
Electricity contract
The real estate company has its own electricity contract for green electricity. Each rental apartment in building A (new part) has its own meter and the real estate company charges according to electricity consumption. In building B (on the old side), billing is square-based.
